Sunrise Cove at Highland Lake

The Sunrise Cove development - a 60-unit retirement community with six mixed-use rental units has been reviewed and preliminarily approved by the Town of Windham Planning Board on Monday, Feb. 10, 2020. The 38-acre parcel is the site of a former campground, located on the north side of Route 302 at 19 Roosevelt Trail, just west of the Town of Windham/City of Westbrook line. Site amenities to this gated community include a clubhouse and swimming pool, shared access to Highland Lake, including community boats and walking trails. This project is expected to break ground winter of 2021!

Unique Amenities

The focus of the 55+ community is to promote active, healthy lifestyles. A network of nature trails for dog walking and biking will run along the outer perimeter of the property, winding down to the lake. At the waterfront there will be canoe and kayak racks, picnic tables and a single dock with a small assortment of shared community boats. This will allow access, while ensuring the development will not have a significant impact on the existing level of boat traffic on Highland Lake.

The Sunrise Cove community will benefit from six commercial units located adjacent to Route 302. The intent is to make these spaces available to local businesses offering services to support community residents, such as a coffee shop, hair salon, dog grooming spa, etc. There will be apartments located above the commercial units.
