An Overlook at Our Process

Initial Meeting

The initial meeting is the first step in the custom home process. We want to get to know you and understand what you're looking for in a new home. The goal of the initial meeting is to develop a mutual understanding of the process, the project expectations and timeline. After this meeting we will begin drafting your construction contract and new home spec sheet.

Design & Project Planning

After the initial meeting we will work with our draftsperson to begin designing your new home floor plan and layout. We'll walk you through this process to make sure the layout, interior and exterior features fit your needs and wants. We will work with you to determine any special features or upgrades. Once we have a complete picture, we will provide you with final pricing and outline the specifications of your project. Once you have approved the specifications and price, you will sign your construction contract.

Pre-construction Meeting

The pre-construction meeting serves as the final meeting before construction. In this meeting, any final choices will be selected and you will review your floor plan and selections with our project manager. The goal of this meeting is to make sure everyone is on the same page before construction starts.

Vendor Appointments & Construction

Once your construction contract is signed and all pre-construction and permitting documents are in order, we start construction! Simultaneously while our crews dive into construction, you will meet with our trusted team of vendors to select your appliance package, design your kitchen, select countertops, flooring, plumbing fixtures, lighting and more. You will continue to work closely with our team and receive construction updates and progress reports. We offer an open, direct line of communication for any questions throughout the building process.

Final Walk Through & Closing Day

Once we are a few weeks from closing we will schedule a final walk through. Once all final inspections are completed, including a bank inspection, and we have received a certificate of occupancy from the town, we are ready to close on your new home. At the closing table we meet with you, your mortgage company, the title company, and your realtor if one is involved in the process. We hand you the keys to your beautiful new home!

We are often asked about the construction timeline. It's important to note that timelines vary based on the building site and customization of the home. There can also be hiccups along the way that are outside of our control, such as appraisal and title issues. Typically, from the time we break ground to final closing, it's about 6 to 8 months.
